Should I repair or replace my roof?

Repair the roof when the damage is limited to one area and the shingles around it still have years left. Replace it when the shingles are near the end of their life or the damage is spread across several slopes. A useful rule of thumb: once a repair would cost more than about a third of a new roof, replacement is usually the better spend.

Age decides most of these calls before the damage does

Architectural shingles are sold with long ratings, but North Texas heat shortens their working life. Summer attic and deck temperatures bake the asphalt, the granules loosen, and many roofs here are showing their age at 15 to 20 years. Three-tab shingles often wear out sooner.

A repair on a young roof is money well spent. The same repair on a roof that is losing granules everywhere buys a year or two, and new shingles rarely match weathered ones in color, so the patch shows from the street.

Localized damage is a repair job

A few shingles torn off by wind, a cracked pipe boot, a leak at a chimney or a skylight, a failed piece of flashing at a wall: these are contained problems. Fixing them properly means lifting the shingles around the spot to correct the flashing or seal underneath, then checking the decking for water damage.

Leaks travel along the deck and rafters before they drip, so the stain on your ceiling is often several feet downhill from where the water gets in. Find the source before paying for a patch over the stain.

Widespread wear or storm damage points to replacement

Hail bruising across several slopes, granule loss over the whole roof, shingles curling or cupping, and sagging lines in the deck are all signs of a roof that has reached the end. Patching one slope of a roof in that shape leaves the other slopes to fail next season.

Repeated leaks in different spots are the other signal. When you are calling a roofer every spring for a new problem, the total spent on repairs starts to rival a replacement without giving you a new roof.

Insurance can tip the math toward replacement

If the damage came from hail or wind, it may be covered by your homeowners policy, and a roof an adjuster judges too damaged to repair is often paid as a replacement minus your deductible. That can make a full roof cheaper to you than a repair you pay for yourself.

Wear and age are not covered, so the cause of the damage matters. A free roof inspection gives you both answers, what is wrong and what caused it, before you decide which way to go.

Related questions

Can I replace just one side of my roof?

You can, and it sometimes makes sense on a young roof with damage on one slope. The catch is matching: shingle lines get discontinued and colors fade, so the new slope may look different. On an older roof it is usually better to replace the whole thing.

Can new shingles go over the old ones?

Code allows up to two layers, but an overlay hides the deck, traps heat and adds weight. Most manufacturers also limit warranty coverage on overlays. A tear-off lets the decking be checked and replaced where needed.

What should I do while I wait for a repair?

Move valuables away from the leak and take photos of the damage inside and out. If water is coming in during a storm, call (817) 558-6997 about emergency tarping.
