Replacement
What the work involves.
An asphalt shingle roof in North Texas usually lasts somewhere between 15 and 25 years, and the south and west slopes that take the afternoon sun all summer tend to wear out first. The signs are easy to spot once you know them: gutters full of the gritty granules that protect the shingle from UV, tabs that curl at the edges or cup in the middle, shingles that crack when lifted instead of flexing, and leaks that show up in a different room every storm. A roof that has taken hail more than once can reach that point years early. A free inspection will tell you where yours sits and whether a repair buys you real time.
A proper replacement starts with a full tear-off down to the decking. Texas building code allows a second layer over an old one in some cases, but an overlay hides the deck, adds weight, and traps heat against the new shingles, so most roofers and most manufacturers prefer a clean start. With the old roof off, any soft or delaminated plywood or OSB gets replaced before anything goes back on. Then the roof is rebuilt in order: metal drip edge at the eaves and rakes, synthetic underlayment across the deck, self-adhering ice and water membrane in the valleys and around penetrations, a starter strip, the shingles themselves, hip and ridge caps, and new pipe boots and flashing.

The Difference
What to know before you decide.
Architectural shingles (also called laminated or dimensional shingles) are the standard choice now, and the flat three-tab shingle has mostly disappeared from new installs. The upgrade worth pricing in this part of Texas is a Class 4 impact-resistant shingle, rated under the UL 2218 test, which drops steel balls onto the shingle to simulate hail. Many Texas insurers give a premium discount for a Class 4 roof, so call your agent before you choose and ask what the number would be. We also install CertainTeed wood shake and cedar for homes that suit them, and metal for owners who want a roof that outlasts the mortgage.
Heat does as much damage to a North Texas roof as hail does, just slowly. An attic with poor airflow can pass 150 degrees in July, and that heat cooks the shingles from underneath and pushes up your cooling bills. A balanced system pulls cooler air in at the soffits and lets hot air out at the ridge, and manufacturers generally expect adequate ventilation before they will stand behind a shingle warranty. A replacement is the cheapest moment to fix ventilation, because the deck is already open and the ridge is already coming off. Mixing exhaust types, such as a ridge vent alongside old box vents or a powered fan, can short-circuit the airflow, so the whole system gets looked at together.
Prices across North Texas move with material costs and storm demand, so treat these as market ranges you can check against any quote. An architectural shingle replacement commonly runs about $4 to $7 per square foot of roof area installed, which on a typical single-story home of around 2,000 square feet often lands between $11,000 and $22,000. Steep pitches, two-story walls, a second layer to tear off, replacement decking, and a roof cut up with hips, valleys and dormers all push toward the top of that range. Class 4 shingles usually add 10 to 25 percent. Financing is available if you would rather spread the cost out.
We are an Owens Corning Platinum Preferred Contractor and a CertainTeed ShingleMaster. Those credentials matter because manufacturers reserve their strongest system warranties for installers they have vetted, and those warranties expect matched components installed to spec, from the underlayment to the ridge cap. We offer manufacturer-backed warranties on materials and workmanship, including lifetime warranty options, and we will go over which one fits your roof when we give you the estimate.
On the day, expect noise and debris for as long as the tear-off takes. A typical single-family reroof is one or two days of work once the weather is dry, and larger or steeper roofs take longer. It helps to move vehicles out of the drive, take framed pictures down from walls on the top floor, and keep pets inside and away from the work. Many cities in the area require a permit for a reroof, and we will tell you at the estimate what your address needs.

Replacement, answered.
How much does a new roof cost in North Texas?
Most architectural shingle replacements fall between about $4 and $7 per square foot of roof area installed. Pitch, height, decking repairs and the shingle you pick decide where yours lands, and the free estimate gives you the real figure.
How long does a roof replacement take?
One or two days of work covers a typical single-family home once the weather is dry. Steep, large or complicated roofs take longer, and rain pushes the start date.
Do I need to be home during the replacement?
Usually not for the roof work itself. If the attic or a locked gate needs access, tell us at the estimate so the day can be planned around it.
Is a Class 4 impact-resistant shingle worth it?
It often is in hail country, because many Texas insurers discount the premium for a Class 4 roof. Ask your agent for the discount before you decide, then weigh it against the added cost.
What happens if the decking underneath is bad?
Damaged decking gets replaced before the new roof goes on. You cannot see the deck until the old roof is off, so we will explain at the estimate how decking is priced if we find it.
